Portfolio Real Estate Financing
Construction Financing. M&T can assist you in providing financing for new construction or renovation of investment and business property.
Permanent Financing. M&T can provide both short and long-term permanent financing for the purpose of property acquisition, to repay construction financing or to refinance existing debt. Fixed-rate and variable-rate financing is available and can be structured to fit your specific needs.
Federal Home Loan Bank. As a member of the Federal Home Loan Bank system, M&T can provide long-term, fixed-rate financing for qualifying community development projects.
Government-Assisted Financing. M&T works closely with industrial development and other local and state agencies that provide credit enhancements. Projects that are approved for Industrial Revenue Bonds generally qualify for state and local tax exemptions and abatements.
Secondary Market Mortgage Financing. As an alternative to traditional, portfolio-based real estate financing, your company has the option to take advantage of M&T’s secondary market capabilities. We can provide access to secondary market financing for mortgage loans secured by a variety of property types. This type of financing allows for lower interest rates than would otherwise be possible due to funding through the capital markets. Although there are restrictions and limitations in the underwriting and documentation, this financing vehicle can provide a long, fixed-rate term (typically 10 years) on a non-recourse basis.
