If you're having difficulty or find yourself unable to make your mortgage payments, we have some solutions that may help you.
In addition to our
Mortgage Repayment Programs and
Home Equity Repayment Programs designed to make your mortgage more affordable, you may also be eligible to take advantage of another program if your mortgage is owned by Fannie Mae or Freddie Mac:
Home Affordable Modification Program (HAMP). If you're unable to pay your mortgage due to financial hardship, this program allows you to modify the terms of your loan to make your payments more affordable
Home Affordable Foreclosure Alternatives (HAFA). If you're facing foreclosure and were unable to modify your mortgage, this program provides some alternatives that may help bring you current
Home Affordable Refinance Program (HARP). If you're currently making your mortgage payments, but have been unable to refinance due to a loss of home value, the
HARP program may adjust the terms of your loan to lower your payments.
Take action. Start with these few steps.
Step 1: Find out who owns your loan.
First, determine if your loan is backed by either
Fannie Mae or
Freddie Mac. If it is, please continue to Step 2.
If you determine that your loan is not backed by Fannie Mae or Freddie Mac, we still have a variety of assistance programs that may help you, depending upon your circumstances.

Step 2: Complete and submit the assistance forms.

You will receive a letter with confirmation that we received your assistance forms. Additionally, you will receive instructions if additional information is required for the review of your file.

Escalating Your Fannie Mae or Freddie Mac Case
If you have a Fannie Mae or Freddie Mac mortgage and are not satisfied with our handling of your case and wish to escalate your complaint, please submit written correspondence to:

How the Process Works
Within 3 business days following receipt of an escalated case, M&T Bank will acknowledge your inquiry in writing via mail. A resolution date to resolve your escalated case will be no more than 15 days from the date the inquiry was received.
If we do not resolve your escalated case by the resolution date, we can extend the resolution date for an additional 15 days. However, the total time for resolution of an escalated case will not exceed 30 days.
Within 5 business days of identifying the proposed resolution, we will communicate to you, in writing, the proposed resolution and next steps, if applicable. If we fail to comply with the requirement to resolve the escalated case by the resolution date, an updated status will be provided to you regarding the resolution date's time frame.
