Provide the benefits of buying and/or selling in the Fall

As the weather cools, so too does the housing market. Even so, there are always opportunities for buyers and sellers looking to enter the market.

Consider writing a blog post or shooting a video that dives into the advantages of buying and/or selling a home in the fall. The National Association of REALTORS® found that competition starts to ease toward summer’s end, leading to slightly more opportunities for buyers. This means those still searching for homes are in better positions to negotiate.

The fall season presents advantages for sellers, too. Although there are fewer buyers in the market, they are typically serious about purchasing properties and are generally ready to commit when they find their dream homes.

Another benefit of the season is end-of-year retail sales. A buyer who did not find their dream home in the fall can spruce up their current property at a cheaper cost. According to Consumer Reports, carpet and paint tend to get discounted in September, October is the ideal month to purchase a lawn mower, and the best deals on household appliances are in November.

Share community-themed content

Establishing a consistent presence within your own community is essential. Buyers and sellers want to work with a real estate professional who knows their market and can be available to meet face-to-face.

Sponsor a fall-themed community event, such as a harvest festival, local haunted house, or hayride. Or link up with a local farm that offers seasonal activities like apple or pumpkin picking. Another helpful suggestion is to provide information on the best nature walks, hikes, or bikes rides that allow members of the community to immerse themselves in the fall weather and scenery.

Help customers prepare for the holiday season

Fall means the end-of-the-year holidays are just around the corner. Consider sharing information that can help customers prepare their homes for visiting family and friends. 

Focus on safety advice for Halloween (e.g., fixing loose or broken bricks and cement in walkways and driveways, replacing any burned-out bulbs in outdoor lights, etc.), meal prep for Thanksgiving (e.g., taking count of flatware, dishes & serving trays, checking smoke detectors, etc.), and holiday shopping tips (e.g., only making purchases from secure websites, never shopping on public Wi-Fi, etc.).

Provide seasonal staging tips

Do you have sellers looking to jump into the market this fall? If so, share these impactful staging tips:

  • Create an inviting entrance with fall-themed items, like potted mums, pumpkins, and an autumn-inspired wreath.
  • Implement seasonal scents, such as pumpkin spice, apple, balsam fir, or pine.
  • Add cozy textures to living rooms and bedrooms (e.g., themed pillowcases, throw pillows featuring autumnal colors, and chunky knit blankets).
  • Incorporate autumnal décor like fall-inspired placemats, centerpieces, and dried florals.

Share outdoor home improvement tips

Cooler temps and dryer days make fall the perfect season for outdoor home improvement projects. Here are a few exterior projects you can distribute to your network:

  • Repainting is a simple way to add charm and refresh familiar spaces. Painting the front door, mailbox, or porch can especially boost curb appeal.
  • Properly selected and placed plantings can make outdoor spaces more appealing. Small- and medium-sized trees can especially add color and texture to landscapes.
  • Painting the entire home can boost its value in less time and for less money than many other remodeling projects. Homeowners should choose a color scheme that stands out, but in a subtle way. It’s also recommended that they use their property’s landscaping and the home’s elements that won’t change (roof, chimney, driveway, etc.) as color resources. 

Take advantage of a popular Fall holiday

After Christmas, Halloween is the second largest commercial holiday in the United States. Here are tips for promoting your business around this popular holiday:

  • Research local Halloween-themed events and inquire about becoming a sponsor.
  • Hold a costume contest on your preferred social media platform. Have followers post their pictures and include a hash tag with your business name, that way you can track entries. Purchase a gift for the winner.
  • If you have a blog, write a Halloween-related post. Review a local haunted house, provide decorating ideas for first-time homeowners, or offer pumpkin carving tips.
  • Head out on a “reverse trick-or-treating” mission. Go door-to-door in the neighborhood around your office and drop off goody bags containing sweet treats and your contact information. And if you have the chance to speak with anyone, be sure to mention your expertise in the local area.
